HIGH-LATITUDE BUILDING SCIENCE · ENERGY STANDARDS

DESIGNED FOR HIGH-PERFORMANCE ALASKA HOMES.

Polar Plank's standard wall system delivers a continuous R-32 thermal core, with an R-50 option available for Interior Alaska. Complete-home energy ratings are determined independently based on the entire building envelope, mechanical systems, ventilation, and heating efficiency.

01/WALL PERFORMANCE SPECIFICATIONS

R-32 STANDARD. R-50 FOR THE INTERIOR.

In high-latitude winter construction, wall thermal performance isn't a luxury — it defines whether your heating system runs continuously, how much firewood or fuel oil you burn, and whether drafts freeze plumbing lines.

STANDARD PACKAGE SPEC

R-32 CONTINUOUS

R-32

Standard on all four floor plan packages. Engineered for Southcentral Alaska, the Kenai Peninsula, Anchorage, the Mat-Su Valley, and coastal maritime zones where temperatures regularly swing between -20°F and +65°F.

  • ✓ Closed-cell, flame-resistant urethane continuous core
  • ✓ Eliminates horizontal log seam drafts and settling gaps
  • ✓ Tested airtightness contributing to low blower door ACH50 results
  • ✓ Substantial heating fuel and firewood reduction vs conventional log walls
EXTREME SUB-ZERO UPGRADE

R-50 INTERIOR CORE

R-50

Engineered specifically for Fairbanks, the Copper River Valley, Tok, the Yukon drainage, and high-latitude arctic locations where winter lows persist at -40°F to -60°F for weeks at a time.

  • ✓ Ultra-dense closed-cell thermal envelope preventing frost lines
  • ✓ Engineered for extreme delta-T conditions (80°F interior vs -60°F exterior)
  • ✓ Ideal for off-grid power systems where heating energy must be conserved
  • ✓ Available across all standard and custom Polar Plank floor plans
02/WHOLE-HOUSE ENERGY SCIENCE

WALLS ALONE DO NOT MAKE A 6-STAR HOME.

We believe in honest building science rather than misleading sales claims. An R-32 or R-50 wall system provides an exceptional thermal foundation, but an official Alaska home energy rating evaluates your entire completed house through certified AkWarm modeling.

Alaska Housing Finance Corporation (AHFC) ratings range from 1-Star to 6-Star. Under the state’s Building Energy Efficiency Standard (BEES), a minimum 5-Star rating is required when new construction utilizes Alaska Housing or other state financing programs.

WHAT AKWARM EVALUATES:
  • ● Wall Envelope: Polar Plank R-32 or R-50 pre-insulated timber core
  • ● Ceiling & Roof: R-49 to R-60 cathedral roof insulation package
  • ● Foundation Interface: Slab perimeter, crawlspace, or ICF insulation
  • ● Glazing & Doors: Low-E argon double-pane window U-values
  • ● Ventilation: Heat Recovery Ventilator (HRV) continuous air exchange
  • ● Heating System: Efficiency rating of boiler, heat pump, or woodstove
AHFC AKWARM RATING TIERSSTATE STANDARD
5-STAR RATINGBEES Minimum Compliance

Baseline standard for Alaska Housing loan programs. Ensures solid insulation and standard ventilation.

5-STAR PLUS (5-STAR+)High Performance

Significantly exceeds baseline code. Standard Polar Plank packages paired with quality HRV ventilation and insulated foundations routinely target this level.

6-STAR RATINGMaximum Efficiency

The highest official rating tier in Alaska. Requires advanced super-insulation (such as our R-50 Interior core), triple-pane windows, airtight blower door tests, and high-efficiency mechanicals.

03/FINANCIAL INCENTIVES & PROGRAMS

BUILDING ENERGY EFFICIENTLY MAY PAY.

Building a high-performance home in Alaska does more than cut winter fuel bills. State programs through AHFC reward qualifying construction that exceeds minimum standards.

AHFC LOAN PROGRAM

Energy Efficiency Interest Rate Reduction (EEIRR)

AHFC offers mortgage interest rate reductions (typically up to 0.50%) on qualifying newly constructed homes that exceed minimum BEES ratings. The largest rate reductions are structured for higher ratings, especially homes built in areas without access to natural gas where sub-zero heating costs are highest.

STATE REBATE INCENTIVE

$10,000 New Home Construction Rebate

Under AHFC's current New Home Construction Rebate program, eligible newly built single-family homes that achieve a verified 5-Star Plus or higher rating by an independent certified energy rater may qualify for a $10,000 cash rebate, subject to program funding, guidelines, and application windows.

Program Advisory: Some qualifying Alaska new-construction projects may be eligible for current AHFC energy-efficiency programs. Program availability, rules, and rebate amounts are established independently by AHFC and certified home energy raters. Polar Plank manufactures shell packages and does not guarantee loan approval or rebate awards.
